You pay the actual cost of materials, skilled trades, and project expenses, plus an agreed builder’s fee for managing the work. Clear breakdowns keep the budget visible so you understand what you are paying for throughout the build.

The building journey

Six phases.
One connected team.

These ranges provide a practical starting point. Every homesite, design, jurisdiction, and home is different, so your project schedule will be developed around its specific needs.

  1. 01

    Client inspiration

    Typically 2–6 weeks

    We begin with a client questionnaire, then meet to understand your land, needs, priorities, and ideas. A signed design contract moves the project forward.

  2. 02

    Design & engineering

    Typically 9–20 weeks

    We help coordinate the design team, engineering, surveys, construction documents, and the decisions needed to make the home ready to price and build.

  3. 03

    Budget

    Typically 4–6 weeks

    With plans in place, we collect real project pricing and prepare a detailed build-cost estimate. Once the budget is aligned, the build contract is signed.

  4. 04

    Permitting

    Typically 6–12 weeks

    Our team coordinates with the applicable authorities and manages the required city, county, septic, survey, and construction paperwork.

  5. 05

    Build

    Typically 12–15 months

    From groundbreaking through final details, we coordinate skilled trades, communicate progress, and keep quality and budget decisions moving together.

  6. 06

    Move in

    Typically 1–2 weeks

    Final details are completed, the home is prepared for handover, and the keys pass to you—ready for the life it was designed around.
